
Lampson Park Place Project
The Project Applicant, Lampson Park Place, LLC, is proposing a housing development project to demolish the existing vacant office building and surface parking lot on the 12.3-acre property and redevelop the Project site with 246 residential units consisting of a variety of different product types, including:
- 55 single-family detached homes
- 114 townhomes
- 77 for rent affordable multi-family apartment homes
- Construction of associated site improvements which includes landscaping, infrastructure, two on-property park areas, and dedicated residential and guest parking.
The Project site is located at 4665 Lampson Avenue, in the City of Los Alamitos, County of Orange (Assessor Parcel Number (APN) 130-012-35). Specifically, the Project site is north of Lampson Avenue and northwest of the intersection of Lampson Avenue and Rose Street as seen on the map below.
There is no intended change to Arbor Park, which sits north of the development site, aside for expansion of the parking area and direct access from the development property to the park.

Phases
Demolition & Construction
Demolition - During the demolition phase, experts will remove the existing building's structure, beginning with the abatement of asbestos and, if located, lead-based materials. 65% of the recyclable materials must be sent to a recycling company. In conjunction with the demolition period, the resolutions of approval, if the Planning Commission approves the project, are recorded at Orange County County Clerk-Recorder. When they are ready, the Covenants, Conditions And Restrictions (CC & Rs) that govern the Homeowners Association are checked by the City Attorney and recorded at the Clerk Recorder. Next, a completed Water Quality Management Plan (WQMP) is submitted to the City. Then, the city's landscape consultant checks the project’s landscape plan to ensure agreement with the city’s water-efficient landscape ordinance (WELO). During this time, the mitigation measures identified in the EIR are completed or scheduled, and the contractor applies for the building permit. At permit application time, the City’s Building Official and Planner check the plans for corrections and collect the park and traffic fees.
Post Demolition Updates
The Lampson residential project was approved on November 18, 2024. Soon thereafter, the project was purchased by the development company Lennar. In June 2025, Lennar received a demolition permit for the existing buildings and parking lot. This demolition has now been completed. At this time, the applicant is in the process of working with neighboring agencies (the City of Seal Beach and Rossmoor Los Alamitos Area Sewer District) in order to obtain approvals for the projects needed sewer connections. This is a necessary part of the post entitlement process that must be completed before any construction on the site can move forward.
Construction - The building construction phase is a complex process that requires careful planning, skilled labor, and efficient management. Each step contributes to creating functional and durable structures.
